Check 02 of 05 · Approvals

Is it legal to build, and is it legal to sell to you?

A project can be genuinely approved and still be selling you something it was never sanctioned to build. The gap between the sanctioned plan and the price sheet is one of the most expensive blind spots in Indian real estate.

The questionsWhat this check answers
  • 01Is the project registered with RERA, and is that registration live today?
  • 02What exactly was sanctioned: how many floors, how many towers, how much common area?
  • 03Does the plan being sold to you match the plan that was approved?
  • 04Has the occupancy certificate been issued, and if not, what is holding it?
  • 05Is the land use and zoning right for what is being built on it?
The evidenceWhere it comes from

No finding without a document behind it.

The record we pull before anyone forms an opinion.

01

RERA registration and quarterly filings

The live registration record, and every quarterly update filed since launch.

02

Sanctioned plan

The approved drawing from HMDA, DTCP, BDA or BBMP. The document that binds.

03

Commencement certificate

Permission to begin construction, and the conditions attached.

04

Occupancy or completion certificate

What makes a finished building legally habitable, or the reason it is missing.

05

Land use and master plan

Whether zoning permits residential development at this density, here.

06

Statutory NOCs

Fire, environmental and airport height clearances, where the project crosses the threshold.

The refusalsWhat makes us say no

What fails this check.

What you get

An approvals file.

  • Every approval listed with its number, date and issuing authority
  • The sanctioned plan set against the sold plan, contradictions marked
  • Live RERA status with the full filing history
  • What is still pending, and a realistic date for it
  • The clauses in your agreement that any of this should change
Questions we get asked

No. RERA registration means the project was registered. It does not mean the building standing on the site matches what was sanctioned. That is a different question, and it is check five.
